Our Rental Process

  1. Fill out the quick and easy application attached and turn it in to us immediately or scan it to
  2. We phone your current and past landlords to confirm you:
    1. Paid your rent on time
    2. Caused no intentional disturbances or criminal activities that caused distress to neighbors, law enforcement, etc
    3. Have kept the property in clean condition – inside and out
    4. Are generally a good tenant that treats the property with respect and pride
  3. We’ll let you know if your application is chosen and if so then qualified tenants will receive an email with a link for a background check, credit check, and eviction history. Screening is provided by Transunion via “MySmartMove” The cost is $40 PER PERSON (at applicant’s expense). All occupants over the age of 18 must complete the screening request within 24 hrs.
  4. So long as screening goes smoothly/as expected then you will be notified of approval. Approved tenants are expected to receive the lease/review and typically sign within a 48hr timeframe that includes following instructions for deposit of your first and last month’s rent payment, plus any “move in fees” if required by an HOA.
  5. Move in “Walkthrough Inspection” typically happens upon arrival or possession date and the security deposit is expected at that time.

NOTE: In the event of multiple interested parties, we sometimes receive several qualified applicants. Therefore, we allow for natural competition, just like homes that are for sale. In that case we will review each application seriously and will also entertain offers of higher monthly rent as indicated on our application form.
